When it comes to selling a home, whether you’re an agent or a homeowner, it all comes down to TIME and MONEY. As a seller, the faster you can sell, the faster you can get on to the next chapter of your life. As an agent, faster sales is good for reputation and brings the opportunity for more leads. In our industry, that is what we call a Win-WinSo we are going to dive into some ways you can sell your home faster and increase market value.

The question is, what is the best way to do this on a budget? Renovations and remodels can be a great investment. Depending on your budget a  simple repainting of rooms can have a substantial impact; flooring changes as well. On the flip side, these take time. Whether you are an experienced (or courageous) DIYer or would prefer to hire professional contractors, it takes some time and money. We recommend consulting a design professional (even if you want to DIY) who can give you tips regardless of the budget. In the photos, we did a renovation that included adding a bedroom, extending a bathroom, as well as the built-ins in the loft area. Keep an eye on our social media this week to see more about this Design to Sell  Full Home Remodel project.

Depending on your budget, updating can be a solid choice in raising home values. While it takes some time, it’s not as invasive as reno’s and remo’s. Adding new appliances is one of the quickest ways to get offers. Updating fixtures like faucets and lighting are a good touch as well. The idea of knowing that potential buyers need not be concerned about updating appliances right away is also a huge selling point. If this is what you’re looking for, we recommend and Interior Design to Sell Consultation. Where we can identify upcoming maintenance where updates will be required in the coming years to those updates that can create added market value immediately.

Another option is Home Staging. As an agent or broker, home staging is shown by MortgageReports.com that home staging sells home 73% faster! While staging doesn’t adjust the actual frame and bones of the home, it has the ability to make a space feel welcome and inviting while creating a neutral palette creating a more spacious feel. This transitional style is what you want for a potential buyer. As a seller, staging creates clarity on deciding what should stay or go during a showing. It also helps to get ideas on what you want to begin to pack as you prepare to move. This is a crucial part of staging by decluttering and getting more organized with personal effects. Whether you’re a seller or agent, staging is always a worthwhile investment.

We’ve mentioned that the National Association of Realtors has found that for every $100 spent on staging, buyers can expect up to a $400 return. Now of course this is area dependent and based on a seller’s market, but in an area like Denver Metro, staging can shave time off the sales process. Some homes only need a little updating, so consult a professional who can design a space to sell. If you’re selling your home soon we highly recommend asking your realtor about staging to sell your home. Ask about our  Realtor Package pricing!

We offer a wide range of services for both Sellers and Agents. If you’re interested in getting some Fresh, Creative, and Innovative ideas from a Professional, no matter your budget, we would love to help.

Have a great week!
